Imperial Engineering were appointed by Cubic Works to deliver the full electrical installation package as part of the comprehensive refurbishment of Bond 38, Mosley Street, a landmark commercial building in the heart of Manchester.
Following the successful completion of the initial phase, our works expanded to include 57 Spring Gardens, with a full refurbishment and Cat B fit-out across all three floors, delivering a seamless electrical solution between the two interconnected properties.
The project involved a complete electrical upgrade throughout, transforming dated infrastructure into a modern, energy-efficient installation that supports flexible workspace layouts. Our scope included LV distribution, sub-mains, lighting and emergency lighting, small power, mechanical supplies, containment systems, earthing and bonding, surge protection, data cabling, and testing and commissioning.
Architectural lighting was provided through high-quality LDL and Tyson Lighting systems, integrated with intelligent lighting controls to enhance both aesthetics and energy performance.

Challenge
Delivering a full building refurbishment within a busy city-centre location required precise coordination and detailed phasing to maintain programme efficiency and minimise disruption to adjacent occupied properties.
The project included extensive reconfiguration of the electrical infrastructure, with new riser containment and sub-mains distribution installed to serve all floors. Integrating new lighting control systems with the architectural design demanded close collaboration between Imperial Engineering, Cubic Works, and the project design team.
Our experienced engineers managed the installation from initial design support through to final testing and commissioning. Through strong communication, meticulous planning, and a proactive site presence, the project was completed to the highest standards of quality, safety, and finish.
